Park Place development set for 265 acres
Fleet Farm is projected to start work on a new $35 million location in the Park Place mixed-use development in Tiffin.
Developer Scott Andersen of North Liberty-based Ders Group told city council members at a Tuesday work session that Fleet Farm will become Park Place’s first big box store.
The retailer will occupy a 185,000-square-foot building within the 265-acre development, by the Forevergreen Road interchange on Interstate 380 and near the juncture of Tiffin, Coralville and North Liberty, he said.
Over the past five years, Ders Group has acquired upward of 400 acres of land by the interchange, for Park Place plus future growth, and built transportation and utility infrastructure.
The Fleet Farm store, its car wash and gas station will be located in the northeast corner of Oakdale Boulevard and Park Road, within Park Place.
The retailer delayed starting construction on its new building — partly on account of bad weather — but is expected to break ground this month, Ders Group CEO Alex Andersen and President and Chief Financial Officer Nick Andersen told The Gazette by phone Wednesday.
Ders Group representatives said late last year a proposed retailer will aim to complete construction by fall 2019, when the Iowa Department of Transportation is expected to finish entrance and exit ramps for the Forevergreen Road interchange.
Once open, Fleet Farm projects it will bring in about $2 million in sales per week, with merchandise ranging from outdoor equipment and farm supplies to auto parts and home goods.
Alex Andersen said Fleet Farm’s new building will represent a new, sleeker store concept for the business.
“Inventory-wise, it’s similar (to other Fleet Farm stores), but as far as curb appeal, it’s a new storefront and looks more modern,” he said. “It’s a better-looking building.”
Based in Appleton, Wis., Fleet Farms has at least 43 stores across the Midwest, including three existing stores in Iowa.
The company currently has three more Iowa stores planned beyond its Tiffin location — two stores under construction in Cedar Rapids and Cedar Falls, and a third announced last month for Waukee.
The Cedar Rapids venue is in the works at the Edgewood Town Center development at the corner of Highway 100 and Edgewood Road NE.
Fleet Farms has shared plans to “nearly double its store presence by 2023.”
Beyond Fleet Farm, construction also is projected to begin this year on mixed-use buildings surrounding Park Place’s City Center area, plus three of five multifamily buildings to the south within the development, the Andersens said.
Park Place promises to put more amenities, including housing, hotels, offices and restaurants, into Tiffin, which boasted a 72-percent population boom in recent years, from 1,947 residents in 2010 to 3,361 in 2017.
